Awhile back, I had posted about the difficulty of separating active listings from listings with contingent offers when viewing them on my website’s listing search. In our MLS, active listings are noted as “Active” and contingent listings are “AWC”, Active With Contingency.
The search software I use on my website did not highlight the distinction between “Active” and “AWC” except to make a note for contingent offers in the body of the listing description as I discussed in my earlier post. I always got questions about listings that appeared to be active, but in reality have an offer accepted pending some contingency. Most buyers would rather not take a chance that the contingency will fall through and prefer to find a truely active listing.
However, now the vendor, Diverse Solutions, has stepped up and made it very obvious when contingent listings are displayed:

Hopefully this will minimize the confusion over which listings are really active.
