I frequently get calls from potential buyers that found a listing using my MLS/IDX search service asking about “my” listing at 123 Main St. While I’d like to claim it, it actually belongs to another agent (unless it just happens to be one of mine, which would be unlikely given the 50,000+ listings to choose from, over 9000 in the Southeast Valley alone). I explain that it’s not my personal listing, and that I need to look it up to provide information.

The MLS is a collection of listings from all listing agents that belong to the MLS service. My search page provides a convenient way for you to search all listings in the MLS. Included in an MLS listing is an offer of compensation from the listing agent (the co-broke fee) to buyer agents that are able to assist a buyer in the purchase of the home.

In exchange for the co-broke fee, as your buyer agent, I offer representation and advice that the listing agent can’t give you. Their allegiance is to the seller. My fiduciary duty is to you as the buyer. So, when you find what might be that perfect home on my website, I’ll represent you to make sure it’s right for you, negotiate the price and terms in your best interests, and coordinate all the next steps to make it to closing.
