Forty-one Tempe condos (classified as “Townhouse” and “Apartment Style” in the MLS), closed in June, 7 less than May. Active listings as of 7/13/08 are at 387, slighty up from June’s reported actives of 381. Inventory bumped up to about 9 months from 8 last month.
Average Tempe condo sales price jumped up to $235,809 from May’s $208,933, However, if pending sales are any indicator, average price will probably head back down next month. Median sale price also rose to $210,000 from $174,000.
As of 7/13/08, 14 condos have closed in July and 49 sales are pending.
