Update on Woodside Tempe Village

June 25, 2008

I’ve noticed some interest in my post on a Tempe new build subdivision, Tempe Village by Woodside Homes. They are now about halfway sold out. Good spec home deals are still available, with several plans discounted $30K. Send a note if you’d like details on the specs and pricing, starting from $301,955 after $30K discount.

Could I have some details and prices and or pictures of these homes? We recently visited Phoenix and like the Tempe area. We will be putting our house up for sale around the beginning of August, 2008. Would we be able to do a contingency clause – based on selling our house here? We looked at the Woodside homes of Foothills Sunrise while we were there. They were reduced by 100K. According to the sight map, there weren’t many left. We did like them a lot also. I was just reading on the internet that it would be better for us to enlist an agent than going through the sales agent. Thanks for any info!

My husband and I are closing on our Woodside home in Tempe Village next week and we were able to purchase the home with a contingency clause. Fortunately our house in Ahwatukee sold in 3 weeks.

Adria, you got lucky. Woodside recently changed their policy to no longer take contingencies. Congratulations on your new home!

I have heard about the chapter 11 bankruptcy that Woodside Homes are going to file in mid september. How does the bankcruptcy affect the potential buyers like myself? What is your take on this situation?

I can’t give legal advice, and suggest you contact a lawyer to discuss your specific concerns. According to the Arizona Dept of Real Estate, they are now required to keep all earnest money deposits in a neutral account.

Another potential concern is longer term warranty support. If they go completely out of business, then this may not be available from Woodside. You could consider purchasing warranty coverage from an independent warranty company. Of course, this assumes they stay operational long enough to complete any home you purchase from them. Spec homes would be a safer bet, at least until you get a better sense of their longer term viability.

Its good to see the new subdivision like the Tempe Village in a built-up area like Tempe. However, given the kind of cluster home community and smaller lot sizes, how likely it is to be able to sell them in future without much difficulty?

Rosam, I wish I had a crystal ball and could predict the future. It was selling well before the bankruptcy, don’t know if that has had any significant impact on current sales yet.

It appeals to those that want minimal yard maintenance overhead, yet the feel of a detached home. Then there is the appeal of a gated community which is not common in Tempe in that price range. It will always have an advantage of being “newer” than most homes in the area unless another new home development is started, which will be rare.

Too bad Woodside Homes Tempe Village is in Chapter 11 Bankruptcy.

Jackson, if you had taken time to read the comments and other related Woodside posts, you’d see that I already discussed the bankruptcy situation – this is not new news. And I agree, buyers should carefully consider the situation before moving forward with a purchase.
