When working with buyers, I always try to provide as much information as possible about the homes they are most interested in purchasing to help make informed decisions. Here are some resources I recommend that may be of value to you during your home search.
Start with the Maricopa County Recorders and Pinal County Recorders document search websites. Here you can find documents related to the homeowners mortgages, other liens, and potential foreclosure proceedings. If there is an HOA, you can also find their CC&Rs (Covenants, Conditions and Restrictions).
To search for homeowner documents, enter the owner’s name to find records that may be related to the home. You can get owner information from the tax records (and find out if taxes are being paid on time). In Maricopa County, check the Maricopa County assessors office database, and in Pinal, the Pinal County parcel search page. On either site you enter the home address to find tax records which provide owner information. Of course, the title company will also search these records during the escrow process for the title report, but the sooner you know of any potential issues, the better.
For HOA documents, Just enter the HOA name (or subdivision name) of where the home is located in the business search field. Review the CC&Rs for any restrictions that might not work for you, such as parking restrictions or operating a business out of your home.
One other site to check out is the Arizona Dept of Real Estate development search. Here, you can look for builder public reports that may also provide valuable information related to your purchase. While on this site, also visit the general Public Database page. Here you can find info about possible nearby airports, fissures, and other potential issues of concern.
