Tempe new build – Presidential Estates (updated 3/1/09)

March 4, 2008

I recently wrote about a residential new build opportunity at Woodside Homes Tempe Village. As I indicated, new builds in Tempe are rare. Due to the scarcity of land, you’re more likely to find new condo developments that can build up rather than new single family home sites (other than tear-downs).

Well, here’s another new build possibility for those in a bit higher price range, starting from $699,000 for a 2800sf home. Presidential Estates at 2400 S. College has 8 lots on just over 2 acres. Lots are available individually for your custom design. From the web site:presidential-elevation2.jpg

A former estate that was home to a past ASU president, this property is being converted into eight luxurious single-family homes offering an excellent location with elegant and flexible designs. Less than one mile from the heart of Arizona State University campus, these exclusive properties are due to start construction in early ’07. Starting at 3200 2800 square feet of livable space and featuring highly adaptable floor plans with every amenity imaginable, buyers will have the flexibility to make all the choices that best fit their lifestyle. Elegant and artful, they are designed by architect Gregory Woods of Square Foot Design.

Homes are being built in the craftsman bungalow style. The first spec home has been completed, and is available for $849,900.

Important documents you should review prior to purchase: Presidential Estates Covenants, Conditions, and Restrictions (CC&Rs), Presidential Estates Public Report.

You should always have independent representation when working with a builder’s sales team. There’s no cost to you for my buyer services if I register with you on your first visit. Why wouldn’t you want someone watching out for your interests in a purchase of this magnitude?
