
I just helped a client buy a new build home in Tempe. What? A new single family home development in Tempe you say? Very rare indeed. This is a Woodside development called Tempe Village near Priest and Warner. A bit hard to find, you turn down Caroline Ln off of Priest until you reach the gated entrance. It’s very near to the Cardinal’s training facility and Tempe Sports Complex.
My client is relocating from California for a new job near ASU and was looking for a newer single family home in a price range and availability that seemingly made it impossible difficult to find anything in Tempe. We first looked out in Gilbert near Power Ranch. We found a promising resale, then started looking at new builds closer in. We found a possibility at the Woodside community near Ray Road and McQueen, and then moved on to their new development in Tempe. With the builder’s very attractive incentive discounts (and an extra push for more), we were able to negotiate a great deal on a nearly move-in ready spec which had recently fallen out of escrow.
Result: a happy client with a much less stressful commute. Not to mention being located near great shopping and restaurants (Ikea, Costco, Lowes, Home Depot, AJ’s Fine Foods, Roy’s, Flemings Steak House, and more).
Be sure to check out the development public report for important disclosures about the area. Of note is the fact that the development has commercial/industrial businesses adjacent to two of the boundaries, which a potential buyer should review. The entrance to the development is through a county island that is not serviced by the City. There is an HOA, so review the Covenants, Conditions, and Restrictions (CC&Rs).
