The FSBO Discount

STAR POWER® is a real estate agent education organization. Agents can subscribe to their free scripts to deal with various sales situations. Many of the scripts are corny, but occasionally I find one that offers sound advice, such as this one to advise a seller on a negative aspect of doing FSBO:

People who are shopping For Sale By Owner properties are looking for deals. They feel they’re not going to have to pay [a] REALTOR® fee, and their offer will reflect 6%* less than what you are asking thinking you’re not going to have a brokerage fee and that they’re the one’s who should save it, not you.

I recently got an email from a client that will be selling her home soon to move into a condo. Someone recently stopped by to offer her a deal without going through an agent. Of course, this buyer wants the savings of not using a Realtor all for themselves. She was willing to split the discount, but no go.

Just keep this in mind if you want to try your hand at selling without an agent. Don’t be surprised when you get an agent discount price offer. The “savings” you were expecting by not using an agent may quickly disappear. Not to mention your own out of pocket advertising expenses.
